Fee Structure

It is the policy of HomeSellers America to charge a professional service fee of 7% of the sales price of the property.  However, if you list your current home with Homesellers America for a minimum of 180 days, and purchase (close) your new home through New Homes America, the following fee structures are available.

Basic Service           4% of sales price at closing           

Extended Service      5% of sales price at closing

Full Service              6% of sales price at closing

 

Explanation of Services

1.        Home will be listed with First Multiple Listing Service for maximum exposure to Buyer’s Agents

2.        Home will be added to Realtor.com listings

3.        A web page with multiple photographs (homeowner to provide for basic Service listings) will be created on theRELOGROUP.com website

4.        A secured lock box will be placed on door for access by Buyer’s Agents

5.        Market statistics include lists of homes currently for sale, homes pending sale, homes sold in the last 12 months, and homes that failed to sell.  Lists will include general market information such as number of bedrooms, selling price, days on the market, type of construction, etc. (This is not a full market analysis.)

6.        Documents will include contracts, counter offers, inspection amendments, financing exhibits, etc.

7.         We will interact with any Buyer’s Agents who bring offers, evaluate & then present all offers to you the Seller

8.        We provide any necessary documentation to make counteroffers, then assist with negotiation of offers.

9.        Any earnest monies provided by a Purchaser not represented by a Buyer’s Agent will be held in a secure escrow account until time of closing.

10.    Monitor Purchasers to insure inspections are scheduled & performed within a timely manner

11.    Assist in negotiating which repairs, if any, will be required by Purchaser based on an Inspection amendment

12.    Continuous contact with Purchaser’s lender to determine if loan will be approved, and when.

13.    Work with attorney to provide documents necessary for closing, schedule closing times, and insure that closing does occur.

14.    Attend closing to help discover & resolve any errors that may surface at time of closing

15.    A Homesellers America agent will be present during inspection process to understand & evaluate any items that the inspector determines need to be addressed.

16.    An in depth analysis of homes for sale in an area to determine the optimal selling price.  An in depth Seller’s Manual explains the marketing & selling process, & includes a Market Preparation Guide to prepare your home for sale.

17.    Large Homesellers America “For Sale” sign with a direct access phone number will be placed in front yard.

18.    A “Hot Line” is a phone number active 24 hours with a description of the home.

19.    A record is kept of each showing.  All agents are contacted in an effort to get comments & recommendations.

20.    A list detailing advertising activity, showing activity & feedback is mailed or e-mailed approximately every 4 weeks.

21.    Internet advertising is provided on a series of appropriate sites, ads are often staggered for wider exposure.

22.    / 23.     Color flier will include list price, four to eight photos of home, a home description, a list of special features, local schools, etc.

24.    / 25.     A brochure box will be placed in front yard & supplied with black & white copies of color brochure.

26.    An ad will be placed in the New Homes America magazine and will run until home is sold

27.    If Homeowner wishes, one “Open House” and will be run in the Atlanta Journal & on the AJC website.  Homeowner agrees to be present to hold home open for any visitors.

28.     If Homeowner wishes, one “Open House” and will be run in the Atlanta Journal & on the AJC website.  A Homesellers America agent will to be present to hold home open for any visitors.

29.    If Homeowner wishes, Homesellers America agent will hold home open for “Agent Caravan” to invite all area agents to preview home.  An incentive will be offered to encourage agents to attend.

30.    “Just Listed” Announcements will be sent to all area agents with information regarding home

31.    An ad with a color photo will appear monthly in the Real Estate Guide (size of ad may vary)
