Active Adult Community StylesIf you long for the quiet country life, away from the traffic and congestion, where the air is clean and the living is easy, there are many builders who concentrate their efforts delivering this product. Empty Nesters who want to be “close to the kids and grandkids” seem to prefer the suburbs, but need a different kind of house. There’s plenty of that, as well. Low (or no) maintenance is a common theme in Active Adult retirement communities, with lawn care end exterior maintenance generally included in the monthly homeowner association fees. Attached homes - ranch condos, ranch townhomesRanch condos are generally only attached at the garage walls (side by side) and perhaps another wall like the master bath walls. They have sunrooms, open kitchen floor plans, and often have an upstairs media room or bedroom with bath, vaulted ceilings – lots of architectural drama and pizzazz. These active adult retirement communities usually have a clubhouse and pool with an activity director. There are no back yards, however, so this may not be a good choice for dog owners. Golf CommunitiesIf you love golf, active adult sections in golf communities offer the best of both worlds. These sections usually have their own pools, so residents don’t have to compete with the kids. Housing styles can be attached, detached or both, one story and/or two story. Many active adults prefer a community with youthful energy and families of all ages, rather being relegated to an exclusively senior environment. In TownBack to the City. The kids have had the yard and the good schools, but they’re on their own now, so Mom and Dad can go back to the city from whence they came. Urbanites feel the urge to return to the good times and excitement they remember as young swingers. They look for trendy spots that are attracting other culture seekers and young professionals alike. Live theatre, fine dining, sports, music, the arts, the Aquarium, The Coca Cola Museum – lots of adventure and a myriad of housing styles ranging from high rise condos to ultra luxurious town homes, from manor homes to lofts, and in areas that reach from Castleberry Hill to Virginia Highlands, from Kirkwood to the Trump Tower – something to satisfy just about every taste. Live-Work-Play Master Plan CommunityIn Atlanta, the latest thing in housing development is the “Live-Work-Play” master plan community. The idea is to be able to walk to everything, to work from home, or live over your business, walking paths and restaurants, and often stores, all right there. Usually, but not necessarily, turn of the century nostalgic architecture (reminiscent of Savannah) that blends well with the areas these developments squeeze into. Single family 2 stories and townhomes seem to monopolize the housing styles. Active Adult BrownstonesMulti-level townhomes (or Brownstones as they are sometimes called) provide a lot of space. Yes, they have a lot of stairs but they also have elevators. Many designs start out with 3 levels and expand into the attic for a 4th floor. They’re luxurious with high ceilings and lots of moldings, and, most important, plenty of room – and a yard for the dog. "Sun City"Sun Cities have been built from California to Florida over the last 60 years or so, usually in resort areas at first. Now they’re springing up around major and minor cities all over the Country, and Atlanta is no exception. If the active adult retirement community is a Del Webb community, they are always first class with every conceivable amenity, and some you wouldn’t think of, like the arts and crafts building, and of course the golf course. And, for the highly social individuals, there will be at least 100 clubs to pick from, from coin collectors to a chorus. The homes are very affordable, usually one story, but, not always. Multi GenerationalIn Europe, they have always created multi-generational communities. Grandma and Grandpa, in a style home that fits their needs and wants, are within easy babysitting distance form the kids (who are going out) and the grandkids. Families staying together, but not in the same house, instead of being scattered all over creation. We’re beginning to get a few of these in Atlanta – active adult sections in primarily family neighborhoods. We even have at least one community (located in Woodstock) that’s designed as purely multi-generational, inspired by projects the builder studied in his worldly travels. Lake LivingLake Lanier is a beautiful setting for at least one active adult community with a common boat dock and even a community boat. So boating and fishing enthusiasts can “have their lake and meet at” the club. There’s also a new reservoir (lake) under construction in Canton. We expect see what active adult opportunities there, as well.
