Can't I do this on my own? Why do I need to use a Real Estate
Agent?
Can you do this on your own?
Absolutely. You have the right to buy property without
professional Real Estate assistance. You can search for homes,
look at homes, and even negotiate on your own contact. The real
question may be "do you really want to?"
Many first time home buyers believe that by using a Real Estate
Agent, they will have to pay a commission. This is almost never
the case. The commission for the sale of a home is paid for by
the seller, not the buyer, and was determined before the house
went on the market.
Looking for a home without a buyer’s agent can severely limit
your choices. The only homes for sale that don’t have an Agent’s
assistance are those that are "For Sale By Owner" (FSBO). These
owners have decided not to use an Agent in the sale of their
house. We often find that these homes are priced equal to - or
higher than - those listed by Agents. On your own, how do you
determine whether or not the house is worth the asking price?
You can expand your choices by searching for "listed" homes,
either by checking advertisements and calling Listing Agents
directly or visiting Open Houses. However, this option won’t
save you any money, either, as the seller is still going to pay
a commission. Also, always remember that the Listing Agent is
duty bound to represent the seller, not you.
